Factory remake in Davis Square
A building where picture frames and costume jewelry were once made now houses a new generation of live/work residents called the Davis Square Lofts in Somerville. A total of 75 lofts comprise the Davis Square Lofts, some in the original M.W. Carr & Co. factory site, others in new construction that fits in with the 1864 Italianate-style brick buildings which operated as a factory until 1995. Converted into condos 10 years ago, the main building and adjacent brick building also used by Carr now house entrepreneurs, professors and creative types, a number of whom have work spaces within their units.
We took a look at Unit 2D at One Tannery Brook Row, part of the original factory located just behind Davis Square, adjacent to the Minute Man Bike Path. The brick-and-beam building with dentil molding along the cornice and large open bays decorated with pilasters has some units that maintain an open industrial loft layout and others that divide the living space into discreet rooms.
A unique feature of the complex is that all units have private entrances from a steel catwalk that connects two of the buildings. Unit 2D is on the second floor, and the catwalk creates a private patio space just outside the front door.
Unit 2D has had some updates within the past few years, including new lighting and appliances and a half bath off one of its bedrooms. This three-bedroom 1,353-square-foot unit, which features maple floors, wood-beam ceilings and overhead ductwork throughout, is available for $665,000, down from the original asking price of $695,000.
You enter Unit 2D through a 15-pane glass-and-steel front door with a transom and fanlight above into a 6-by-4-foot foyer with beige ceramic tile floor and a window that looks into the kitchen. There’s a coat closet here that also holds the unit’s forced-hot-air-by-gas heating and cooling system.
To the left sits the 18-by-16 foot living room, which features 11-foot wood-beam ceilings, track lighting, two wide 6-over-6 windows, maple floors and brick walls.
This room segues into the 16-by-16 foot dining area with maple floors and brick walls. This space features a built-in that fills in a former connection to the unit next door and boasts a 16-pane glass-and steel cabinet door and four shelves.
dining area sits the 12-by-10 foot track-lit galley kitchen which features Absolute black granite counters, including a separate island with pendant lights overhead. There are 23 maple cabinets and a newly added diamond-pattern stainless-steel backsplash. Appliances, which were replaced a few years ago, include a General Electric Profile side-by-side refrigerator, a Bosch dishwasher and a four-burner Frigidaire gas stove.
The unit has three bedrooms, but only one is currently used for that purpose, a 14-by-12 foot room with a frosted-glass French door entrance off the dining room. This room features brick walls, maple floors, two wide 6-over-6 windows and a large double-door mirrored-front closet.
Across the hall sits a 10-by-6 foot bathroom with white subway tile with black border walls and surround for a combination whirlpool tub and shower. There’s a gray-granite-topped counter over a glossy-gray painted wood vanity and in a far corner is a four-shelf linen closet.
The 11-by-10-foot second bedroom also features a frosted-glass French door entry, brick walls and has one wide 6-over-6 window, overhead lighting and a double-door closet.
The 16-by-14-foot third bedroom could easily be converted into a master suite as it has an adjacent 7-by-3-foot half bath, a laundry area and a deep walk-in closet. This track-lit bedroom has maple floors, brick walls and a second egress onto the catwalk.
The 8-by-7-foot laundry area comes with a Frigidaire washer and dryer and has ample space to expand this bedroom. Knock down a wall and you’ll get en-suite access to an adjacent half bath with a pedestal sink. |
